Mary grants John a 25-year lease of her commercial premises in Galway in 2010. The lease contains a forfeiture clause for non-payment of rent. In 2024 John falls into arrears of €30,000 (six months' rent). Advise Mary on (a) the forfeiture procedure and (b) John's relief from forfeiture under the Conveyancing Act 1881 s.14 (and the relief jurisdiction restated in Part 9, Chapter 3 of the Land and Conveyancing Law Reform Act 2009).
